NEW GENERATION Property Services was established by six founding partners in Ovacık and Hisarönü, Ölüdeniz. Operations began with one residential site and five private villas — a modest but determined start built on a commitment to organised, reliable property care.
The portfolio expanded with the addition of two more residential sites and three private villas, all within the Ölüdeniz area. Client relationships established in this period became the foundation of the long-term trust NGPS is known for today.

Ömer Avcı, the current Group Managing Director, acquired the shareholdings of five of the six founding partners — taking a controlling interest in the company and establishing a clear, unified direction for its future growth.
Ömer Avcı completed the acquisition of the remaining shares, becoming the sole shareholder of NGPS. With a single strategic vision and full operational authority, the company entered a period of focused, disciplined growth.
The portfolio continued to expand steadily across the Fethiye coast. New client relationships were formed, service standards were refined, and the reputation of NGPS as a dependable local partner grew organically through referrals and results.
NGPS relocated to its current office in Ölüdeniz Mahallesi, establishing a permanent operational base in the heart of the region. By this point, the company had earned recognition as the leading property services provider across the Fethiye coast.
NGPS launched its own custom property management software — a first in the local sector. This technology enabled structured maintenance scheduling, client reporting and operational oversight at a level no competitor could match, cementing the company’s position as an industry standard-setter.
A significant number of new residential sites and private villas joined the NGPS portfolio. The operational team expanded accordingly, and service delivery systems were strengthened to maintain consistent quality across a growing and more geographically diverse client base.
NGPS began providing pool and garden subcontracting services to hotels and hospitality properties in the region. This marked an important diversification — bringing the company’s operational expertise into the commercial hospitality sector alongside its established residential portfolio.
A structured programme of in-house training was introduced, raising technical competency and service consistency across all field teams. Alongside this, further investment in operational technology strengthened reporting, scheduling and client communication — raising the quality bar across every service line.
NGPS formalised its commitment to environmentally responsible operations, integrating sustainability principles into its quality policies. Eco-friendly pool chemicals, organic garden products and responsible pest control practices became part of standard service delivery across the portfolio.
The global pandemic brought unprecedented disruption to the property and tourism sector. NGPS navigated 2020 with care — maintaining essential services for clients, protecting properties, and ensuring the team remained supported through an exceptionally challenging year.
The Managing Director completed a Master’s-level programme in Property Development and Management — bringing postgraduate academic rigour to the company’s operational philosophy and further strengthening the professional foundations that underpin every service NGPS delivers.
Further university-level education was completed in Property Law and Facility Management, building a dual academic foundation across the legal and operational dimensions of property services. These qualifications now inform NGPS’s approach to consultancy, contract management and client advisory work.
The portfolio continued to expand across the Fethiye coast and Kaş–Kalkan peninsula. Alongside commercial growth, NGPS began participating in community and social responsibility initiatives — reflecting a commitment to the region that goes beyond property management.
NGPS redirected its technology investment towards a comprehensive digitalisation programme, laying the infrastructure for end-to-end digital service delivery. The goal: a fully integrated platform covering maintenance requests, reporting, client communication and operational management across the entire portfolio.
Development began on a new proprietary management platform designed to handle thousands of properties and residential sites. Engineered from the ground up for the NGPS operational model, the system is being built to deliver the precision, transparency and scalability the company’s growth demands.
NGPS now operates across more than 10 residential sites and over 300 private properties throughout the Fethiye coast — the largest and most diverse portfolio in the company's history. Our in-house team includes architects, engineers and specialist technical staff, enabling us to deliver a genuinely end-to-end service across property and site maintenance management, renovation and construction, rental and holiday letting services, and resale property support.
