Two Levels of Care — One Trusted Team

At NEW GENERATION Property Services, site and facility management works on two distinct but connected levels. We hold a management contract with the site itself — covering shared areas, communal facilities and the day-to-day running of the residential community. Separately, each individual property owner within that site can enter their own direct contract with us for the personal management of their villa or apartment.

This dual structure means that residents benefit from professionally managed communal spaces as well as a dedicated, responsive service for their own home. For overseas owners in particular, having a single trusted team looking after both their property and the wider site brings genuine peace of mind — with clear communication, transparent reporting and no gaps in care.

We currently manage a number of established residential sites and villa communities across the Fethiye region, including Ovacık, Ölüdeniz, Çalış and Göcek. Each community we work with receives a tailored management plan, agreed with the site administration and designed around the specific needs of that property.

Site-Level Management
  • Shared area maintenance — Gardens, pools, pathways, lighting and communal facilities kept to a consistent standard year-round

  • Contractor coordination — Sourcing, scheduling and supervising approved contractors for site-wide repairs and upkeep

  • Resident communication — Regular updates, notice coordination and point-of-contact support for site management

  • Budget and reporting — Transparent cost tracking and management summaries for site administrators and owners

  • Health and safety compliance — Routine checks, risk assessments and documentation for communal areas

Individual Property Management (Within the Site)
  • Separate direct contract — Each villa or apartment owner enters their own agreement with NGPS, independent of the site contract

  • Property inspection and maintenance — Regular checks, fault reporting and responsive repair coordination for your individual property

  • Key holding and access management — Secure key custody with controlled access for maintenance teams, guests and contractors

  • Rental and letting support — Guest management, check-in coordination and seasonal changeovers for owners who let their property

  • Utility and DASK management — Bill monitoring, insurance renewals and administrative support for individual owners
