Kas-Kalkan: Character, Clifftop Views and a Boutique Market

Kas is a characterful small town with a strong arts and diving culture and a loyal following among buyers who value authenticity over scale. Kalkan has developed a reputation for high-specification clifftop villas with dramatic sea views, largely driven by the British buyer market. Rental yields in Kalkan can be strong for the right property, but the market is more seasonal than Fethiye and accessibility from Dalaman Airport takes approximately 90 minutes compared to 45 minutes for Fethiye.
