The Turkish Riviera has a reputation built on summers. But the Fethiye region has a winter too, and it is one that catches unprepared property owners off guard. Temperatures drop significantly from November onward, rainfall is substantial — particularly across the mountainous terrain behind Fethiye town and the Gocek peninsula — and properties left without proper seasonal preparation are vulnerable to a range of problems that can prove costly to address.

Understanding the Fethiye Winter Climate

The climate in the Fethiye region is Mediterranean but with meaningful variation. Summer temperatures regularly exceed 40 degrees with virtually no rainfall from June through September. By November, night temperatures can drop to single figures in elevated areas such as Ovacik and Hisaronuand. Winter rainfall in the mountains above Fethiye can be heavy and sustained, and occasional frost is not unknown at higher altitudes. Coastal properties face different challenges — salt air combines with winter humidity to create conditions in which problems develop without being caught early.

The Essential Pre-Winter Checklist

Roof and terrace waterproofing should be checked for any damage — cracked sealant, displaced tiles or compromised membrane sections that allow water ingress when the rains begin. Gutters, downpipes and external drainage channels should be cleared of summer debris that will block flow during heavy rainfall. External paintwork and render should be assessed for cracks or areas of delamination. Winter moisture penetrating compromised external finishes causes progressive damage that is far more expensive to address than the original surface repair.

Swimming pools require specific seasonal attention. A proper winter shutdown — adjusted chemical balance, lowered water level where appropriate, equipment secured and covered — protects the pool through the off-season and ensures it is ready for the following summer without major remediation work. Doors and window frames should be checked and any gaps or failed seals attended to before the wet season begins.

Systems and Utilities

Water systems in properties not occupied through winter should be protected against frost damage at higher altitudes. Boilers and water heaters should be checked, and any automatic systems — irrigation, lighting, security — set appropriately for the off-season. Electricity, water and gas supplies should be reviewed and meters documented before the property is left for an extended period.
